Renovations in Gavà

Some flats have a layout that works and walls and ceilings that let them down. Many of Gavà’s flats date from the 1960s and 70s, when gotelé, the textured paint finish seen on many Spanish walls, was a common choice. A.BEC can skim the walls, fit a plasterboard ceiling, rethink the lighting and repaint. We travel from Vilafranca del Penedès, so tell us which rooms you want to change.

What we can do for your home

01

Skim the wall or line it with plasterboard

Removing gotelé is worthwhile when the wall underneath is sound: the texture is scraped off or covered with filler, then sanded and painted. Where a wall is out of true, patched over the years or scarred by old cable chases, getting it flat takes more work than dry-lining it with plasterboard. Cables can run behind the lining, but it takes up a little floor space and means dealing with door frames, skirting and sockets. We look at each wall during the visit.

02

Decide the electrics before the ceiling closes

A plasterboard ceiling hides conduit and cables and lets you put light where you use it, instead of relying on a single fitting in the middle of the room. The decisions come before the boards: how many light points, which switch controls what, where you are short of sockets, whether air conditioning is planned. Once the ceiling is painted, any change means opening it up, so we go through it with you on a plan, room by room.

03

A furnished flat in a building with neighbours

Most homes in Gavà are flats lived in all year round, so we usually work with the furniture in place. We group and cover what stays, protect floors and walkways, and seal off the rooms we are not touching with plastic sheeting. Sanding still creates dust, and we would rather say so beforehand. If your building has rules on working hours or use of the lift, let us know.

WE KNOW YOU HAVE QUESTIONS

Before your renovation begins.

Can gotelé be removed without major building work?

Yes. Removing gotelé does not involve knocking down partitions or changing the layout, although it is dusty work and each room needs emptying or careful protection. If it is distemper, it softens with water and can be scraped off; if it is emulsion paint, it is covered with filler and sanded. A test patch in a corner tells us which you have.

How much height do you lose with a plasterboard ceiling?

It depends on what has to run inside it: cables and recessed spotlights need little depth, while air-conditioning ducts need considerably more. That is why we give no figures before measuring each room during the visit. Gavà Town Council includes false ceilings in its minimal works notification (“assabentat”) provided the minimum clear height is kept, so it is worth confirming your case with them.

Do you cover all of Gavà, including Gavà Mar?

Yes, we consider projects across the municipality: the town centre, Gavà Mar, Ca n’Espinós and La Sentiu. We travel from Vilafranca del Penedès, so it helps to know the address, which rooms you want to change and whether the flat will be lived in during the work.
