What tends to be behind the tiles
In a flat from those years, stripping the bathroom often reveals galvanised iron or lead pipes; Badalona City Council notes that lead was common in buildings from before 1980. From the outside you only see symptoms: a tap with a weak flow, a basin that drains slowly, blockages that keep coming back. What your flat actually has is confirmed once the wall is open.
Why we do not tile over worn-out pipework
Leave a worn-out pipe behind new tiles and the first leak means breaking into work that has only just been finished. With the wall open, we replace the room’s supply and waste pipes and fit separate isolation valves for bathroom and kitchen, so one area can be shut off without cutting water to the rest of the flat. If low pressure comes from the building, we say so first: new pipes in your flat would not fix it.
The building and the council, before work starts
Nine in ten main residences in Badalona are in buildings of three or more dwellings, so shared risers and soil stacks are the norm. We renew up to where your flat joins them; the rest belongs to the owners’ community and is raised with the administrator. The council separates a notice of minimal works (assabentat) from a minor works licence when the layout changes: worth checking first.

Do the pipes need replacing when a bathroom is renovated?
If they are the original ones, it is worth assessing before any tiling. With the wall open, renewing supply and waste pipes is part of the same job; doing it later means breaking new tiles. If they have already been replaced and are sound, we check them and keep them.
Who deals with the soil stack if it is in poor condition?
The owners’ community, because the main stack is a shared part of the building. If we find it damaged once the wall is open, we give you photos to raise it with the administrator before the wall is closed. If it is fibre cement, only firms on the asbestos register (RERA) remove it.
Do you travel to Badalona for renovation work?
