Headroom, ventilation, damp and where the water comes from
We measure the headroom: in a loft, the roof slope decides where you can stand and what is better left for low cupboards. We look at ventilation and natural light. If there are stains or a smell of damp, the cause has to be understood first; boarding over it only hides it. We also trace how water and drainage could get there.
A use that suits each space
A loft with decent headroom in the middle works as a study or playroom. A street-level garage makes a good utility room or store for bikes and beach gear, with cupboards and sockets where needed. A lower-ground floor needs more thought on light and ventilation. For a bedroom, check the rules with a qualified professional first.
So it does not feel like an add-on
A reclaimed space gets used when reaching it is easy. We look at the stairs or connecting door, and whether flooring and paint can match the rest of the house. Can a WC be fitted in a garage or loft?
Often yes; it depends on where the waste pipe can run. On the visit we check the distance to the soil stack, the available fall and the ventilation. If the space sits below the drains, getting waste away is harder.
Do I need permission to fit out my loft?
It depends on the scope and the use. Cubelles has a prior-notification ordinance for minor works, but a change of use, or structural or roof work, may need a different procedure and a qualified professional. Ask the council first.
Do you cover the residential estates around Cubelles?
Yes. Cubelles is part of our regular area in Garraf: the town centre, Mota de Sant Pere and estates such as Mas Trader, Corral d’en Cona or La Solana. Send us the address and how the house is reached so we can plan the visit.
